What Type of Survey Do I Need?
The right survey depends on why you need it, not just what land you own. Buying a house, building a fence, developing a commercial site, and getting a construction loan all call for different surveys.
The wrong survey costs you time and money — the right one gets you approved fast, with no surprises.
Still not sure? Here’s a quick breakdown of each type, who needs it, and how to tell which one fits your project
Four Types of Surveys
Boundary Survey
Topographic Survey
ALTA / Land Title Survey
Construction Staking/Land Development
Boundary Survey
A boundary survey locates your exact property lines and corners. It’s the most requested survey in Texas — and often the first answer to what kind of survey you need if you’re buying property or building a fence.
Best for: Buying a home, building a fence, settling a dispute with a neighbor, or confirming where your land begins and ends.

Topographic Survey
A topographic survey maps the shape of your land — elevations, slopes, drainage paths, trees, and existing structures. Engineers and architects use this data to design before they build.
Best for: Site development, grading and drainage plans, landscape design, or any project where the land’s shape matters.

ALTA / Land Title Survey
An ALTA survey is the most detailed survey available. It follows strict national standards and covers boundaries, easements, encroachments, and zoning — everything a lender or title company needs to see. For commercial deals, this is usually the answer to what type of survey you need in Texas.
Best for: Commercial real estate purchases, refinancing, or any deal where a lender requires title insurance.

Construction Staking / Land Development
Construction staking translates your approved site plans into physical markers on the ground — so contractors know exactly where to build.
Best for: Breaking ground on a new build, marking building corners and utilities, or keeping a land development project on schedule.

How Do I Know What Type of Survey I Need?
Still not sure what type of survey you need? Start with your project:
- Buying a home → boundary survey
- Building a fence or wall → boundary survey
- Developing or refinancing commercial property → ALTA survey
- Planning drainage, grading, or landscape design → topographic survey
- Breaking ground on new construction → construction staking
If more than one applies, that’s normal — many Texas projects need two surveys done together, often in the same field visit.
